Commercial Plumbing for Landlords and Small Businesses
Scheduled and emergency plumbing for property managers, landlords, restaurants and small businesses in Elyria and nearby Lorain County communities.
Commercial Plumbing Services
Small businesses have been part of our work since 2012. The jobs are the same trade as in a house, with less room for downtime: a restroom out of order or a kitchen drain backing up costs a business money by the hour.
- Grease traps and kitchen lines. Under-sink grease traps cleaned and repaired, kitchen lines jetted, and floor drains cleared.
- Backflow preventers. Water suppliers require a yearly test of these devices by a certified tester. Ask us about testing and repairs for yours.
- Restroom repairs. Flush valves, wall-hung toilets and urinals, faucets, drains and the shutoffs that serve them.
- Water heaters. Tank and tankless units for restaurants, salons and offices, sized for the real demand.
- Tenant turnover calls. Running toilets, dripping faucets, slow drains and stiff shutoff valves, taken care of between tenants.
- Leaks and backups. Burst pipes, sewer backups and water where it should not be, with the same urgency as at home.
Priority Levels: How We Handle Each Call
Not every call is an emergency, and treating them all the same helps nobody. This is how we sort them, so you know what to expect when you contact us.
| Priority level | Example issue | What happens | Contact method |
|---|---|---|---|
| Emergency | Sewage backing up, a burst pipe, no water to the building | We give you the earliest visit we can and tell you the time on the phone | Phone: (440) 740-3345 |
| Urgent | One restroom out of order, no hot water in a unit, slow kitchen drains | Booked into the soonest open slot; tell us if the business cannot open without it | Phone or the request form |
| Routine | Dripping faucets, running toilets, a tenant turnover list | Scheduled at a time that suits the tenant or the business | Request form or email |
| Planned | Water heater replacement, fixture upgrades, maintenance visits | Quoted first, then scheduled around your opening hours | Email, with the scope or a work order |
Apartment Buildings and Rental Properties
Many of Elyria's rental units are in older buildings: houses split into apartments, and small apartment buildings from the middle of the last century. Their plumbing has a few habits worth knowing.
- Shared drain stacks. One tenant's grease or wipes can block the line for every unit below. Finding where the clog sits tells you whose drain caused it.
- Missing unit shutoffs. In many older buildings, one valve shuts off everything. Adding shutoffs for each unit means the next repair does not leave the whole building without water.
- Shared water heaters that were sized for fewer tenants or less hot water use than today's.
Ohio law expects landlords to give tenants reasonable notice before entering, with 24 hours presumed reasonable outside of emergencies, so planned work goes on the calendar with that in mind. For retail and office spaces, including the shops and restaurants around the Midway Mall area, we work around opening hours and keep restrooms and kitchens out of service for as short a time as possible.
Restroom fixtures in businesses take far more use than at home. Flush valves, wall-hung toilets and urinals wear out on their own schedule, and a slow leak at a flush valve can waste water all day without anyone noticing. A walkthrough finds those before they turn into a call on a busy afternoon.
Preventive Maintenance: Choose What Your Building Needs
Pick the items that fit your property, and we schedule the visits at the intervals that make sense for it.
- Kitchen line jetting on a schedule, before grease narrows the pipe
- Grease trap cleaning and a check of the baffles and seals
- Water heater flushing and a test of the relief valve
- Exercising main and unit shutoff valves so they close when needed
- Reminders for the yearly backflow test
- Sump and sewage ejector pump tests before spring
- A toilet, faucet and drain check at every tenant turnover
- A camera inspection of the main sewer line in older buildings
Billing, Access and Insurance Questions
Can you work with our work orders and billing?
Tell us how you work: the work order number, who approves a quote, who meets us for access, and who receives the invoice. We put that on every visit for your property, so the paperwork matches your system instead of the other way round.
Can you work after business hours or on weekends?
Within our hours, yes: we work until 11:30 pm on weekdays and from 7:00 am to 10:00 pm on Saturdays and Sundays, which helps with jobs that cannot happen while a restaurant or shop is open. Tell us about keys, lockboxes, alarm codes and tenant notice when you book.
Do you provide a certificate of insurance?
If your building, lease or management company requires a certificate of insurance before work starts, ask us when you book and tell us what it has to show and who it should name. We will go over it with you before the job is scheduled.
Who should call: the landlord or the tenant?
Either can call. For rental units, we confirm with the owner or manager who approves the work and who pays, so the tenant is not caught in the middle and the repair is not held up.
Request a Property Walkthrough
We walk the building with you, look at what needs attention now and what can be planned, and give you an honest quote for both. Tell us about the property and a good time to reach you.
